Brazil approves changes to the Golden Visa to boost the real estate sector

The Brazilian government, through the Ministry of Tourism, has signed a letter of intent with the Federal Council of Real Estate Brokers (COFECI) for the regulation and implementation of the Brazilian “Golden Visa”. The initiative aims to attract foreign investment in the Brazilian real estate sector, stimulate the country’s economic growth and strengthen the construction industry.

The agreement was made official during MIPIM – International Market for Real Estate Professionals, one of the most prestigious international events in the real estate sector, held in Cannes, France. Within hours of its formalization, two real estate projects had already been marketed in France during the event, demonstrating the programme’s immediate potential among high-income investors

Created in 2018 by a resolution of the Ministry of Justice, the Brazilian “Golden Visa” remained inactive until then, being granted only as a temporary residence visa. Similar initiatives are widely adopted in several countries, especially in Europe, where they have been used as instruments to boost the local economy, strengthen the entry of foreign capital, foster job creation and attract skilled immigrants, as is the case in Portugal.

The Brazilian government expects to attract approximately US$ 172.4 million in investments in the program’s first year of operation. The “Golden Visa” will grant permanent residency to foreign investors who acquire real estate worth R$1 million (US$172,400) or more in the South, Southeast and Center-West regions, or R$700,000 (US$120,700) or more in the North and Northeast regions of the country.

The program aims to encourage the entry of foreign capital and boost the construction sector, which is facing challenges due to the current scenario of high interest rates in Brazil and is still recovering from the pandemic. In order to increase the international visibility of the initiative, the protocol also includes the holding of CIMI360, an international congress on the real estate market that will take place between October 23 and 25 in São Paulo.

It should be noted that Brazil is Latin America’s largest power, with a population of 200 million inhabitants and is part of MERCOSUR, the BRICS and the CPLP, representing an opportunity for investors who are looking for alternatives to undertake, live or enjoy retirement on the American continent.
